Plan modifications

(Our current modifications schedule is heavily booked. During this time, you may consider the CAD files option should you want to make changes to a plan using a local draftsman. Otherwise, we may be able to make the changes as time permits. However, we currently cannot provide any estimated delivery times for modifications.)

Modifications are not included or shown on:

1) Study Set orders
2) Material lists. (Plans ordered with both changes and a material list will ship with the stock list in most cases. Modified lists are at the sole discretion of PlanSource, Inc.)
3) CAD file orders. (The overall purpose of CAD files is for making extensive modifications on the customers end. Therefore we typically do not include them on these orders.)

*Crawl space plans are NOT part of our modifications policy. If requested, you will be contacted to verify a standard slab plan.

Modifications are offered to help you personalize one of our existing house, duplex or apartment plans. See below for more information.

  • Most design changes can be made Free of charge!
    Simple plan changes such as moving a door, adding/removing windows, moving a wall, and other small issues of that nature are made at no charge. (Provided the change does not create complications in other areas of the design and/or alter the overall appearance of the design requiring extensive changes to the elevation views or other drawing sheets).
  • Simply indicate your basic changes in the "Order instructions" during checkout. You will receive a sketch via email in pdf format for review before shipment. This ensures the plan has the changes incorporated as requested. That's it!
    *Please allow 3-5 business days from ordering for preliminary sketches to be delivered to your email during our normal workloads.

    (Excluding weekends and holidays. For example, if you order a modified plan on Friday, it may be the following Tuesday before you receive sketches. Times depend on when the order is placed along with our current work schedule and the extent of modifications.)
  • Any changes not listed in the order instructions during checkout or otherwise sent in writing WILL NOT be included on the drawings, even if those changes have been previously discussed or mentioned by phone. (People change their mind on modifications all the time due to budget, needs and other reasons. Therefore we require written requests.)
  • Changes will be strictly limited to those submitted in writing for a plan review. No other requests will be accepted and/or included. (Phone staff cannot approve change requests.)

  • Complex modifications require a small nominal fee.
    Should you require extensive changes to one of our plans, we must review the changes requested and provide a quote on the additional fees that would be associated.
  • Convert your plan order to CAD files.
    This option may be best for those wanting extensive changes to a design. These files are for use by your local design professional to assist you in making your desired changes in order to achieve the final design that suits your needs and/or site conditions. Simply choose the CAD Files option from the plan page when ordering.

*In these situations, a plan review must be done. Therefore we request that all desired changes be submitted through the email address below so that we can schedule a review.

*Our phone and design staff members are separate. While phone staff may be able to answer general questions about orders and delivery, plan reviews must be done through another department.

*Listing your change requests through email helps us keep your requests recorded and organized for review. It will also take time to go through the plan, see what adjustments can be made and whether additional work/adjustments would be required in order to achieve your desired layout. This review can be difficult to accomplish efficiently while on the phone at the same time. Using email will help us serve you better and get accurate information to you much more quickly. We appreciate your cooperation.

1) Only those changes approved and agreed upon upfront, before the order is placed, can be made free of charge and at the sole discretion of PlanSource, Inc.

2) If further changes are requested after the initial order is placed and/or shipped, additional fees may apply.

3) Adjustments can be made after the initial sketch is sent, but only in relation to those items agreed upon prior to ordering. Once these adjustments are made, a 2nd sketch will be sent for final approval. Any new changes after the 2nd sketch may require a minimum fee of $350.00 in order to proceed.

4) The final cost to change an existing design is determined by the complexity of the plan and the types of changes you wish to make. Not all changes will qualify for our free modifications offer.

5) If changes are requested and made to a plan that has already shipped, regardless of format, you will receive only the affected pages for replacement in the original order/sets. (For example: If you have previously ordered a plan and have us make changes to the floor plan, after the original order has shipped, only new floor plan sheets will be sent reflecting the changes. These would then need to be swapped for the original floor plan sheets already received. If elevations and/or foundation sheets are affected to a great extent, these will be sent as well. However, minor changes will not be reflected on these other sheets and thus, not included in the new shipment.)

Plan packages will not be finalized and shipped until approval on the preliminary drawings is received.

PlanSource, Inc is not liable for incidental, special, consequential, or indirect damages of any kind; including, but not limited to, loss of anticipated profits, business opportunity or other economic loss arising out of the use of services or any construction plans received from PlanSource, Inc, even if PlanSource, Inc has been advised of the possibility of such damage. It is the customer's responsibility to ensure the accuracy, compliance with applicable statute(s) or regulation(s), and fitness of purpose of any plans or construction information received from PlanSource, Inc prior to the use thereof. In the event that any liability is imposed on PlanSource, Inc, PlanSource, Inc's liability to you or any third party shall not exceed the price paid for PlanSource, Inc’s plans and/or design products.
