Plan modifications

Modifications are offered to help you personalize one of our existing plans. Everything is done in-house which allows us to help you save on customized plans.

Basic changes:
These can be made to our plans at no extra cost.

Examples of basic changes would include:

    - Adding, removing, changing, or moving doors and windows.

    - Shifting walls.

    - Changing from siding to brick or vice versa.

    - Adjusting the plan to slightly add or reduce square footage.

Simply indicate these changes in the "Order instructions" during checkout. You will receive a sketch via email in pdf format for review before completion and delivery. This ensures the plan has the changes incorporated as requested. That's it!

Advanced changes:
Additional fees may apply if your changes are extensive and/or affect multiple aspects of the plans.

Examples of advanced changes would include:

    - Changes to the elevation drawings in addition to other modifications being done.

    - Extensive adjustments to the overall footprint and/or layout.

    - Relocating rooms or rearranging the floor plan.

Please use the button below to submit these types of change requests for review. Once the designer has reviewed your changes, you will receive a quote or additional information on your modifications.

If you are unsure about your desired changes, whether they will work or require a fee, send your idea(s) to us and we will contact you with information.

Submit modifications for review

*In many instances, a plan review must be done in order to evaluate how some changes will affect the plan/layout. Therefore we request that all advanced changes, as outlined above, be submitted in writing so that we can schedule a review.

Or, consider converting your plan order to CAD files. These files are for use by a local design professional to assist you in making extensive changes in order to achieve the final design that suits your needs, local codes and/or site conditions. Since the files are digital, PDFs of the completed design can also be generated with this option.

Exclusions:
Modifications are not included on Study Set orders. Additional fees may apply if you need the study set with changes for review purposes.

*Crawl space plans are NOT part of our modifications policy. Your builder can help adapt to this foundation type if required.

Additional information:

*Listing your changes in writing helps us keep your requests recorded and organized for review. It may also take time to go through the plan, see if the changes can be made and whether additional work/adjustments would be required in order to achieve your desired layout.

* Free modifications, upon qualification, are only available at the time of purchase. Changes requested to orders that have already been delivered, including digital products, may be subject to additional fees.

Notes:
1) All changes covered under this policy are made at the sole discretion of PlanSource, Inc.

2) Adjustments can be made after the initial sketch is sent, but only in relation to those items or changes that have been agreed upon prior to ordering.

3) The final cost to change an existing design is determined by the complexity of the plan and the types of changes you wish to make. Not all changes will qualify for our free modifications offer.

4) If changes are requested and made to a plan that has already shipped, regardless of format, you may receive only the affected pages for replacement in the original order/sets. (For example: If you have previously ordered a plan and have us make changes to the floor plan, after the original order has been delivered, only new floor plan sheet(s) will be sent reflecting the changes. These would then need to be swapped for the original floor plan sheet(s) already received.)

5) At times, changes are requested that greatly expand the footprint of a building. In those cases, the printed scale may be reduced in order to fit the page.

6) Changes must be listed or otherwise noted in the order instructions during checkout or they will not be included.

7) If changes are being made and the drawings not approved for completion by the 2nd sketch, additional fees may apply.

8) When approval of preliminary drawings is received on Friday, it may be the following week before work proceeds on your modifications, depending on times and scheduling.

9) Modified plans or sheets will be delivered in the same format as the initial order.

10) When a change request is made to have brick rather than siding exterior, the brick ledge will be added to the existing building footprint, keeping the exterior stud measurements of the stock plan.
